July 2023 began with a median sale price for single-family homes of $522,500 in Sarasota County. This amount shows an increase of 4.5 percent from the $500,000 recorded at this same time last year. The average sale price is $738,617, which is up 3.8 percent from the $711,913 in July 2022. We are seeing an increase from last month’s $699,344.
There were 769 closed sales in June 2023, which shows a decrease of 4.1 percent from the 702 closed sales in June 2022. We moved into July with 1,943 active listings in Sarasota County. This number shows a rise of 41.1 percent from this time last year.

Manatee County started in July 2023 with a median sale price for single-family homes of $525,000. This amount shows a decrease of 4.5 percent from the $550,000 recorded at this same time last year. The average sale price is $678,994, which is down 1.7 percent from the $690,524 recorded last year. This month’s average price is down from last month’s $686,015.
There were 759 closed sales in June 2023, which shows an increase of 17.7 percent from the 645 closed sales in June 2022. We moved into July with 1,602 active listings in Manatee County. This number shows an increase of 32.9 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $551,937. This number shows a decrease of 6.7 percent from the $591,494 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $471,003. Compared to the $441,868 recorded in July 2022, we’re seeing an increase of 6.6 percent.
