According to statistics from the REALTOR® Association of Sarasota and Manatee, new listings declined by 3.5% in Sarasota County while rising 9.4% in Manatee County, highlighting contrasting inventory trends between the two markets.
A Look at Sarasota County Housing Stats
As of March 2025, the median sale price for single-family homes in Sarasota County was $499,990. This reflects a 1.5 percent decrease from $507,500 during the same period last year. The average sale price dropped to $714,923, a 0.1 percent decrease from $715,286 in March 2024. This average sale price has fallen from the previous month’s figure of $754,675.

There were 589 closed sales in February 2025, an increase of 2.1 percent from the 577 closed sales in February 2024. We entered March with 4,292 active listings in Sarasota County, a rise of 28.6 percent from this time last year.
A Look at Manatee County Housing Stats
Manatee County began March 2025 with a median sale price of $475,995 for single-family homes. This represents a decrease of 4.8 percent compared to the $499.990 recorded at the same time last year. The average sale price is currently $656,758, down 9.1 percent from last year’s average of $722,563. This month’s average price has decreased from last month’s figure of $662,504.

There were 500 closed sales in February 2025, a decrease of 8.6 percent from the 547 closed sales in February 2024. We entered March with 3,097 active listings in Manatee County, an increase of 17.3 percent from last year.
Condo and Townhouse Details
Sarasota County’s average sale price for condos and townhouses is $463,689, a 21.5 percent decrease from last year’s $590,937.

The average sale price for condos and townhouses in Manatee County is $357,306. This reflects a decrease of 7.3 percent from the $385,521 recorded in March 2024.

What does this mean for home buyers?
In February 2025, new property listings in Sarasota County increased by 21.4%, with 1,452 new properties becoming available. There were 1,121 new listings in Manatee County, reflecting an 8.5% rise compared to the previous year.

Last month, Sarasota County recorded 258 cash sales, a decrease of 8.2 percent compared to 577 cash sales in the same month last year. Manatee County had 166 cash sales, a reduction of 13.1 percent compared to the same month the previous year.
