February began with a median sale price for single-family homes of $286,600 in Sarasota County. This amount shows an increase of 3.9 percent from the $275,900 recorded this same time last year. The average sale price is $412,457, which shows a 12.8 percent increase from the $365,593 last year.
There were 460 closed sales in January 2019, which shows a decrease of 11.4 percent from the 619 closed sales in January 2018. We moved into February with 3,548 active listings in Sarasota County. This number shows an increase of 18 percent from this time last year.

Manatee County started the year with a median sale price for single-family homes of $309,000. This amount shows a decrease of 3 percent from the $300,145 recorded this same time last year. The average sale price is $386,927, which is consistent with the $386,987 recorded last year.
There were 335 closed sales in January 2019, which shows a decrease of 16 percent from the 399 closed sales in January 2018. We moved into February with 2,357 active listings in Manatee County. This number shows an increase of 5.7 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $344,209. This number shows a significant drop of 38.9 percent from the $484,342 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $241,191. Compared to the $219,060 recorded in January 2018, we’re seeing an increase of 10.1 percent.
Both counties are seeing an increase in new condo and townhouse listings. Sarasota County shows 661 new listings, which is an increase of 5.8 percent from last year’s 625 new listings. Manatee County recorded 422 new listings, which is a 7.9 percent increase year-over-year.
