March 2024 began with a median sale price for single-family homes of $507,500 in Sarasota County. This amount shows an increase of 2.5 percent from the $495,000 recorded at this same time last year. The average sale price is $715,286, which is up 8.7 percent from the $657,973 in March 2023. We are seeing a decrease from last month’s $792,062.
There were 577 closed sales in February 2024, which shows an increase of 11 percent from the 520 closed sales in February 2023. We moved into March with 3,337 active listings in Sarasota County. This number shows a rise of 86.1 percent from this time last year.

Manatee County started March 2024 with a median sale price for single-family homes of $499,990. This amount shows an increase of 2 percent from the $490,000 recorded at this same time last year. The average sale price is $722,563, which is up 13 percent from the $639,562 recorded last year. This month’s average price is down from last month’s $735,836.
There were 547 closed sales in February 2024, which shows an increase of 8.7 percent from the 503 closed sales in February 2023. We moved into March with 2,641 active listings in Manatee County. This number shows an increase of 52.5 percent from this time last year.
