February 2024 began with a median sale price for single-family homes of $535,000 in Sarasota County. This amount shows an increase of 16.3 percent from the $459,999 recorded at this same time last year. The average sale price is $792,062, which is up 17.4 percent from the $674,468 in February 2023. We are seeing an increase from last month’s $713,029.
There were 487 closed sales in January 2024, which shows an increase of 18.5 percent from the 411 closed sales in January 2023. We moved into February with 3,135 active listings in Sarasota County. This number shows a rise of 75.4 percent from this time last year.

Manatee County started February 2024 with a median sale price for single-family homes of $525,000. This amount shows an increase of 3.8 percent from the $505,710 recorded at this same time last year. The average sale price is $735,836, which is up 13.1 percent from the $650,544 recorded last year. This month’s average price is up from last month’s $694,847.
There were 408 closed sales in January 2024, which shows an increase of 10.9 percent from the 368 closed sales in January 2023. We moved into February with 2,420 active listings in Manatee County. This number shows an increase of 33.3 percent from this time last year.
