Here’s a look at the Sarasota & Manatee Counties’ real estate market for June 2026. According to statistics from the REALTOR® Association of Sarasota and Manatee, both counties continued to experience solid sales activity and declining inventory levels, while price trends and market pace varied between housing segments.

Sarasota County Housing Market

June 2026 brought continued strength to Sarasota County’s single-family home market. The median sale price climbed to $492,450, a 8.2% increase from $455,000 a year ago. Meanwhile, the average sale price surged to $732,527—up 3.4% year-over-year—reflecting notable strength in higher-end sales activity for another month throughout the county.

Sales activity remained stable overall, with 805 closed sales recorded in June, above last year’s 699 transactions. At the same time, inventory continued to contract significantly, with active listings falling to 2,870 homes—a 27.4% decline compared to June 2025.

That reduction in inventory continues to tighten overall housing supply. Sarasota County ended May with a 4.1-month supply of homes, down sharply from 6.6 months last year and remaining below the 6-month benchmark generally associated with a balanced market. These conditions continue to support sellers, particularly in desirable price points where inventory remains limited.

Manatee County Housing Market

June 2026 showed continued momentum in Manatee County’s single-family housing market. The median sale price increased to $490,000, rising 11.4% from $440,000 last year. The average sale price also posted a strong gain, reaching $648,560—up 11.2% year-over-year—indicating continued demand in upper-tier segments of the market.

Buyer activity declined slightly during the month, with 890 closed sales completed in June, representing a 26.2% increase over the 705 sales recorded a year earlier. Inventory levels, however, continued to move lower, as active listings declined to 2,706 homes, down 15.3% year-over-year.

That combination of increased sales and reduced inventory has kept supply levels below balanced-market norms. Manatee County entered July with a 4.1-month supply of homes, down from 5.2 months last year and still below the 6-month benchmark, signaling that sellers continue to maintain an advantage in many areas of the market.

Condo and Townhouse Details

The condo and townhouse market produced mixed pricing trends across Sarasota and Manatee counties in June 2026. In Sarasota County, the median sale price rose slightly to $343,750, down 7.5% from last year, while the average sale price dipped 1% to $571,877. These figures suggest some moderation in pricing within the condo segment despite stronger sales activity.

Manatee County’s condo and townhouse market showed similar pricing movement. The median sale price rose to $310,000, a decrease of 0.9% year-over-year, while the average sale price came in at $349,674, up by 4.7% compared to last year.

Inventory levels continued to tighten across both markets. Sarasota County’s active condo inventory declined 12.1% to 1,959 listings, while Manatee County inventory fell 18.2% to 1,327 units. Months supply also moved lower in both counties, reinforcing continued competition despite somewhat slower pricing growth in certain segments.

Sales activity strengthened notably in both counties. Sarasota County recorded 364 closed condo and townhouse sales, up 25.5% from last year, while Manatee County posted 259 sales, reflecting a 11.2% increase year-over-year.

Overall, buyers are entering a market where inventory remains limited and competition continues in many segments. Preparation, flexibility, and strong financing—or cash purchasing power—remain important advantages when navigating today’s market conditions.

For sellers, June 2026 continues to reflect a market that remains favorable overall, though conditions are becoming more balanced compared to the rapid pace seen in previous years.

In the single-family market, Sarasota County sellers received a median of 94.4% of original list price, while Manatee County sellers received 95.8%. Condo and townhouse sellers saw slightly lower figures, with Sarasota County at 92% and Manatee County at 92.1%, suggesting buyers are negotiating more carefully in attached-home segments.

Homes are also continuing to spend more time on the market compared to peak-pandemic conditions. Sarasota County single-family homes took a median of 47 days to reach contract and 89 days to close, while Manatee County homes averaged 45 days to contract and 99 days to sale.
