October began with a median sale price for single-family homes of $298,000 in Sarasota County. This amount shows an increase of 6.4 percent from the $280,000 recorded this same time last year. The average sale price is $381,521, which is up 7.3 percent from the $355,485 in October 2018.
There were 689 closed sales in September 2019, which shows an incredible increase of 25.7 percent from the 548 closed sales in September 2018. We moved into October with 2,373 active listings in Sarasota County. This number shows a drop of 8.1 percent from this time last year.

Manatee County started October with a median sale price for single-family homes of $315,000. This amount shows an increase of 6.8 percent from the $295,000 recorded this same time last year. The average sale price is $381,577, which is up 9.6 percent from the $348,158 recorded last year.
There were 538 closed sales in September 2019, which shows an increase of 15.2 percent from the 467 closed sales in September 2018. We moved into October with 1,817 active listings in Manatee County. This number shows a drop of 9.2 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $282,037. This number shows a decrease of 9.6 percent from the $311,829 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $244,587. Compared to the $210,586 recorded in September 2018, weโre seeing an increase of 16.1 percent.
