December began with a median sale price for single-family homes of $419,225 in Sarasota County. This amount shows an increase of 19.9 percent from the $349,695 recorded this same time last year. The average sale price is $548,592, which is up 1.3 percent from the $541,339 in December 2020. We are seeing a decrease from last month’s $593,562.
There were 833 closed sales in November 2021, which shows a decrease of 2 percent from the 850 closed sales in November 2020. We moved into December with 665 active listings in Sarasota County. This number shows a drop of 51.1 percent from this time last year.

Manatee County started in December with a median sale price for single-family homes of $450,411. This amount shows an increase of 28.5 percent from the $350,500 recorded this same time last year. The average sale price is $593,109, which is up 28.1 percent from the $463,015 recorded last year. This month’s average price is up from last month’s $565,362.
There were 699 closed sales in November 2021, which shows a decrease of 2.5 percent from the 717 closed sales in November 2020. We moved into December with 511 active listings in Manatee County. This number shows a drop of 49.5 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $495,039. This number shows an increase of 21.5 percent from the $407,343 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $342,508. Compared to the $265,013 recorded in December 2020, we’re seeing an increase of 29.2 percent.
