April 2023 began with a median sale price for single-family homes of $528,013 in Sarasota County. This amount shows an increase of 8.3 percent from the $487,500 recorded at this same time last year. The average sale price is $725,807, which is up 9.7 percent from the $661,402 in April 2022. We are seeing an increase from last month’s $657,973.

There were 826 closed sales in March 2023, which shows a decrease of 3.8 percent from the 859 closed sales in March 2022. We moved into April with 1,911 active listings in Sarasota County. This number shows a rise of 177 percent from this time last year.

Manatee County started in April 2023 with a median sale price for single-family homes of $491,988. This amount shows a decrease of 6.3 percent from the $525,000 recorded at this same time last year. The average sale price is $638,055, which is down 9.3 percent from the $703,385 recorded last year. This month’s average price is down from last month’s $650,544.

There were 756 closed sales in March 2023, which shows an increase of 4.4 percent from the 539 closed sales in March 2022. We moved into April with 1,706 active listings in Manatee County. This number shows an increase of 295.8 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $570,067. This number shows an increase of 7.1 percent from the $532,189 recorded this time last year.

The average sale price for condos and townhouses in Manatee County is $419,574. Compared to the $394,151 recorded in April 2022, weโre seeing an increase of 6.5 percent.

New listings in Sarasota County decreased by 5.5 percent with 1,044 new properties placed on the market in March 2023. There were 843 new listings to hit the market in Manatee County, which shows a rise of 0.7 percent from last year.

The number of cash sales in Sarasota County last month was 376, which is down 13.2 percent from last year’s 433. The number of cash sales in Manatee County was 240, which is 13.7 percent lower than this month last year.
