April 2024 began with a median sale price for single-family homes of $515,000 in Sarasota County. This amount shows a decrease of -2.5 percent from the $528,013 recorded at this same time last year. The average sale price is $798,731, which is up 10 percent from the $725,807 in April 2023. We are seeing an increase from last month’s $715,286.

There were 723 closed sales in March 2024, which shows a decrease of 12.5 percent from the 826 closed sales in March 2023. We moved into April with 3,374 active listings in Sarasota County. This number shows a rise of 76.6 percent from this time last year.

Manatee County started April 2024 with a median sale price for single-family homes of $498,805. This amount shows an increase of 1.4 percent from the $491,988 recorded at this same time last year. The average sale price is $653,281, which is up 2.4 percent from the $638,055 recorded last year. This month’s average price is down from last month’s $722,563.

There were 730 closed sales in March 2024, which shows a decrease of 3.4 percent from the 756 closed sales in March 2023. We moved into April with 2,581 active listings in Manatee County. This number shows an increase of 51.3 percent from this time last year.
