August began with a median sale price for single-family homes of $290,000 in Sarasota County. This amount shows an increase of 3.3 percent from the $280,750 recorded this same time last year. The average sale price is $386,220, which is up 9 percent from the $354,396 in August 2018.

There were 802 closed sales in July 2019, which shows an increase of 13.9 percent from the 704 closed sales in July 2018. We moved into August with 2,555 active listings in Sarasota County. This number shows a slight drop of 1.9 percent from this time last year.

Thereโ€™s a 3.8 months supply of available homes in Sarasota County. Last year at this time there was a 3.9 months supply. For the market to be considered balanced, there needs to be a supply of 5.5 months of inventory.

Manatee County started August with a median sale price for single-family homes of $325,000. This amount shows an increase of 5 percent from the $309,500 recorded this same time last year. The average sale price is $391,049, which is up 2 percent from the $383,398 recorded last year.

There were 611 closed sales in July 2019, which shows a decrease of 1.8 percent from the 622 closed sales in July 2018. We moved into August with 1,877 active listings in Manatee County. This number shows a drop of 8.2 percent from this time last year.

Thereโ€™s a 3.4 months supply of available homes in Manatee County. This number is down 12.8 percent from last year’s 3.9 months supply.

In Sarasota County, the average sale price for condos and townhouses is $307,526. This number shows a decrease of 7.2 percent from the $331,241 recorded this time last year.

2019 August Active Condo Listings - Sarasota County Manatee County

The average sale price for condos and townhouses in Manatee County is $216,523. Compared to the $231,836 recorded in July 2018, weโ€™re seeing a decrease of 6.6 percent.
