The average sale price is $693,180, which is down 3.4 percent from the $717,398 in August 2022. We are seeing a decrease from last month’s $738,617.
There were 633 closed sales in July 2023, which shows a decrease of 6.6 percent from the 678 closed sales in July 2022. We moved into August with 1,923 active listings in Sarasota County. This number shows a rise of 24.4 percent from this time last year.

There were 624 closed sales in July 2023, which shows an increase of 10.1 percent from the 567 closed sales in July 2022. We moved into August with 1,603 active listings in Manatee County. This number shows a decrease of 3 percent from this time last year.
