December began with a median sale price for single-family homes of $280,000 in Sarasota County. This amount shows a decrease of 6.7 percent from the $300,000 recorded this same time last year. The average sale price is $389,121, which is up 0.5 percent from the $387,268 in December 2018.
There were 707 closed sales in November 2019, which shows a substantial increase of 23.6 percent from the 572 closed sales in November 2018. We moved into December with 2,813 active listings in Sarasota County. This number shows a drop of 10.2 percent from this time last year.

Manatee County started December with a median sale price for single-family homes of $319,995. This amount shows an increase of 2.1 percent from the $313,496 recorded this same time last year. The average sale price is $388,513, which is up 2.2 percent from the $379,982 recorded last year.
There were 550 closed sales in November 2019, which shows an increase of 10.9 percent from the 496 closed sales in November 2018. We moved into December with 2,007 active listings in Manatee County. This number shows a drop of 10 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $392,575. This number shows an increase of 12.7 percent from the $348,220 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $255,855. Compared to the $225,619 recorded in December 2018, we’re seeing an increase of 13.4 percent.
