December 2023 began with a median sale price for single-family homes of $500,000 in Sarasota County. This amount shows an increase of 0.2 percent from the $499,000 recorded at this same time last year. The average sale price is $660,541, which is down 1.7 percent from the $672,234 in December 2022. We are seeing a decrease from last month’s $699,068.

There were 541 closed sales in November 2023, which shows an increase of 31 percent from the 413 closed sales in November 2022. We moved into December with 2,708 active listings in Sarasota County. This number shows a rise of 60.9 percent from this time last year.

Thereโ€™s a 4.3-month supply of available homes in Sarasota County. Last year at this time there was a 2.4-month supply. For the market to be considered balanced, there needs to be a supply of 6 months of inventory.

Manatee County started in December 2023 with a median sale price for single-family homes of $485,861. This amount shows a decrease of 4.1 from the $506,655 recorded at this same time last year. The average sale price is $662,237, which is up 4 percent from the $636,674 recorded last year. This month’s average price is up from last month’s $658,503.

There were 550 closed sales in November 2023, which shows an increase of 22.2 percent from the 450 closed sales in November 2022. We moved into December with 2,115 active listings in Manatee County. This number shows an increase of 19.6 percent from this time last year.

Thereโ€™s a 3.4-month supply of available homes in Manatee County. This number is up 13.3 percent from last year’s 3-month supply.

In Sarasota County, the average sale price for condos and townhouses is $845,145. This number shows an increase of 62.1 percent from the $345,000 recorded this time last year.

The average sale price for condos and townhouses in Manatee County is $393,475. Compared to the $391,320 recorded in December 2022, weโ€™re seeing an increase of 0.6 percent.
