This amount shows an increase of 0.2 percent from the $499,000 recorded at this same time last year. The average sale price is $660,541, which is down 1.7 percent from the $672,234 in December 2022. We are seeing a decrease from last month’s $699,068.

There were 541 closed sales in November 2023, which shows an increase of 31 percent from the 413 closed sales in November 2022. We moved into December with 2,708 active listings in Sarasota County. This number shows a rise of 60.9 percent from this time last year.

Manatee County started in December 2023 with a median sale price for single-family homes of $485,861. This amount shows a decrease of 4.1 from the $506,655 recorded at this same time last year. The average sale price is $662,237, which is up 4 percent from the $636,674 recorded last year. This month’s average price is up from last month’s $658,503.

There were 550 closed sales in November 2023, which shows an increase of 22.2 percent from the 450 closed sales in November 2022. We moved into December with 2,115 active listings in Manatee County. This number shows an increase of 19.6 percent from this time last year.
