December 2024 began with a median sale price for single-family homes of $490,000 in Sarasota County. This amount shows a decrease of 2 percent from the $500,000 recorded at this same time last year. The average sale price is $708,439 up 7.3 percent from the $660,541 in December 2023. We are seeing an increase from the previous month’s $650,366.
There were 439 closed sales in November 2024, which shows a decrease of 18.9 percent from the 541 closed sales in November 2023. We moved into December with 3,220 active listings in Sarasota County. This number shows a rise of 18.9 percent from this time last year.

Manatee County started December 2024 with a median sale price for single-family homes of $430,000. This amount shows a decrease of 11.5 percent from the $485,861 recorded at this same time last year. The average sale price is $599,764, which is down 9.4 percent from the $662,237 recorded last year. This month’s average price is down from last month’s $610,742.
There were 635 closed sales in November 2024, which shows an increase of 15.5 percent from the 550 closed sales in November 2023. We moved into December with 2,442 active listings in Manatee County. This number shows an increase of 15.5 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $724,991. This number shows a decrease of 14.2 percent from the $845,145 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $345,065. Compared to the $662,237 recorded in December 2023, we’re seeing a decrease of 12.3 percent.
