We started the year with a median sale price for single-family homes of $285,500 in Sarasota County. This amount shows an increase of 3.6 percent from the $275,000 recorded this same time last year. The average sale price is $405,098, which shows a 5.9 percent increase from the $382,597 last year.
There were 527 closed sales in December 2018, which shows a decrease of 17.5 percent from the 639 closed sales in December 2017. We moved into January with 3,148 active listings in Sarasota County. This number shows an increase of 16.9 percent from this time last year.
📊 A Look at Manatee County Housing Stats
Manatee County started the year with a median sale price for single-family homes of $309,000. This amount shows a decrease of 2.7 percent from the $317,500 recorded this same time last year. The average sale price is $380,272, which shows a 1 percent increase from the $376,336 last year.
There were 503 closed sales in December 2018, which shows a decrease of 1.6 percent from the 511 closed sales in December 2017. We moved into January with 2,203 active listings in Manatee County. This number shows an increase of 4.6 percent from this time last year.
🏠 Condo and Townhouse Details
In Sarasota County, the average sale price for condos and townhouses is $311,284. This number shows a significant drop of 35.2 percent from the $480,239 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $236,606. Compared to the $220,666 recorded in December 2017, we’re seeing an increase of 7.2 percent.

Both counties are seeing a decrease in new condo and townhouse listings. Sarasota County shows 357 new listings, which is a decrease of 17 percent from last year’s 430 new listings. Manatee County recorded 201 new listings, which is a 15.5 percent decrease year-over-year.

New listings in Sarasota County dropped 9.3 percent with 651 new properties placed on the market in December 2018. There were 478 new listings to hit the market in Manatee County, which shows an increase of 2.1 percent from this same time last year.
