January began with a median sale price for single-family homes of $283,000 in Sarasota County. This amount shows a decrease of 0.7 percent from the $285,000 recorded this same time last year. The average sale price is $383,228, which is down 5.4 percent from the $405,098 in January 2019.
There were 853 closed sales in December 2019, which shows a substantial increase of 61.9 percent from the 527 closed sales in December 2018. We moved into January with 2,790 active listings in Sarasota County. This number shows a drop of 11.4 percent from this time last year.

Manatee County started January with a median sale price for single-family homes of $325,000. This amount shows an increase of 5.2 percent from the $309,000 recorded this same time last year. The average sale price is $420,878, which is up 10.7 percent from the $380,272 recorded last year.
There were 628 closed sales in December 2019, which shows an increase of 24.9 percent from the 503 closed sales in December 2018. We moved into January with 1,196 active listings in Manatee County. This number shows a drop of 9.4 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $459,185. This number shows an incredible increase of 47.5 percent from the $311,284 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $241,196. Compared to the $236,606 recorded in January 2019, we’re seeing an increase of 1.9 percent.
