There were 853 closed sales in December 2019, which shows a substantial increase of 61.9 percent from the 527 closed sales in December 2018. We moved into January with 2,790 active listings in Sarasota County. This number shows a drop of 11.4 percent from this time last year.

Thereโ€™s a 3.7 months supply of available homes in Sarasota County. Last year at this time there was a 4.8 month supply. For the market to be considered balanced, there needs to be a supply of 5.5 months of inventory.

There were 628 closed sales in December 2019, which shows an increase of 24.9 percent from the 503 closed sales in December 2018. We moved into January with 1,196 active listings in Manatee County. This number shows a drop of 9.4 percent from this time last year.

Thereโ€™s a 3.5 months supply of available homes in Manatee County. This number is down 14.6 percent from last year’s 4.1 months supply.
