January 2024 began with a median sale price for single-family homes of $519,000 in Sarasota County. This amount shows an increase of 2.7 percent from the $505,500 recorded at this same time last year. The average sale price is $713,029, which is up 6 percent from the $672,688 in January 2023. We are seeing an increase from last month’s $660,541.
There were 518 closed sales in December 2023, which shows an increase of 3.6 percent from the 486 closed sales in December 2022. We moved into January with 2,764 active listings in Sarasota County. This number shows a rise of 64.3 percent from this time last year.

Manatee County started in January 2024 with a median sale price for single-family homes of $499,900. This amount shows a decrease of 1.4 from the $507,000 recorded at this same time last year. The average sale price is $694,847, which is up 13.9 percent from the $610,237 recorded last year. This month’s average price is up from last month’s $662,237.
There were 610 closed sales in December 2023, which shows an increase of 13.6 percent from the 537 closed sales in December 2022. We moved into January with 2,084 active listings in Manatee County. This number shows an increase of 18.7 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $787,762. This number shows an increase of 38.2 percent from the $570,185 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $378,260. Compared to the $364,057 recorded in January 2023, we’re seeing an increase of 3.9 percent.
