July began with a median sale price for single-family homes of $290,000 in Sarasota County. This amount shows an increase of 3.8 percent from the $279,500 recorded this same time last year. The average sale price is $397,227, which is down 3.9 percent from the $413,562 in July 2018.
There were 821 closed sales in June 2019, which shows an increase of 2.9 percent from the 798 closed sales in June 2018. We moved into July with 2,805 active listings in Sarasota County. This number shows an increase of 2.1 percent from this time last year.

Manatee County started July with a median sale price for single-family homes of $315,000. This amount shows an increase of 5 percent from the $300,000 recorded this same time last year. The average sale price is $397,987, which is up 8.8 percent from the $365,637 recorded last year.
There were 623 closed sales in June 2019, which shows a decrease of 2.2 percent from the 637 closed sales in June 2018. We moved into July with 1,982 active listings in Manatee County. This number shows a drop of 6.9 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $306,559. This number shows a decrease of 7.7 percent from the $332,009 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $236,307. Compared to the $232,691 recorded in June 2018, weโre seeing an increase of 1.6 percent.
