July 2024 began with a median sale price for single-family homes of $495,000 in Sarasota County. This amount shows a decrease of 5.3 percent from the $522,500 recorded at this same time last year. The average sale price is $689,301, down 6.7 percent from the $738,617 in July 2023. We are seeing a decrease from the previous month’s $743,303.
There were 692 closed sales in June 2024, which shows a decrease of 10 percent from the 769 closed sales in June 2023. We moved into July with 3,211 active listings in Sarasota County. This number shows a rise of 65.3 percent from this time last year.

Manatee County started July 2024 with a median sale price for single-family homes of $518,950. This amount shows a decrease of 1.2 percent from the $525,000 recorded at this same time last year. The average sale price is $736,322, which is up 8.4 percent from the $678,994 recorded last year. This month’s average price is up from last month’s $709,406.
There were 728 closed sales in June 2024, which shows a decrease of 4.1 percent from the 759 closed sales in June 2023. We moved into July with 2,508 active listings in Manatee County. This number shows an increase of 56.6 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $581,185. This number shows an increase of 5.3 percent from the $551,937 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $416,198. Compared to the $471,003 recorded in July 2023, we’re seeing a decrease of 26.8 percent.

New listings in Sarasota County decreased by 1 percent with 828 new properties placed on the market in June 2024. There were 770 new listings to hit the market in Manatee County, which shows a drop of 0.6 percent from last year.
