📈 Sarasota & Manatee Counties Real Estate Market Report – June 2019

Here’s a look at the Sarasota & Manatee Counties’ Real Estate Market for June 2019. According to statistics from the REALTOR® Association of Sarasota and Manatee, the median sale price for homes increased for both counties this month. Read more about this month’s real estate market trends.

June began with a median sale price for single-family homes of $305,305 in Sarasota County. This amount shows an increase of 8.7 percent from the $280,750 recorded this same time last year. The average sale price is $411,499, which is 8 percent more than the $381,076 in June 2018.

There were 959 closed sales in May 2019, which shows an increase of 17 percent from the 820 closed sales in May 2018. We moved into June with 3,007 active listings in Sarasota County. This number shows an increase of 7.1 percent from this time last year.

Manatee County started June with a median sale price for single-family homes of $319,995. This amount shows an increase of 4.9 percent from the $305,000 recorded this same time last year. The average sale price is $388,672, which is down 4 percent from the $405,029 recorded last year.

There were 726 closed sales in May 2019, which shows an increase of 13.3 percent from the 641 closed sales in May 2018. We moved into June with 2,065 active listings in Manatee County. This number shows a drop of 6.9 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $361,732. This number shows an increase of 5.5 percent from the $342,853 recorded this time last year.

The average sale price for condos and townhouses in Manatee County is $246,381. Compared to the $234,256 recorded in May 2018, we’re seeing an increase of 5.2 percent.

New listings in Sarasota County increased 2.9 percent with 815 new properties placed on the market in May 2019. There were 683 new listings to hit the market in Manatee County, which shows a decrease of 8.4 percent from this same time last year.
