June 2023 began with a median sale price for single-family homes of $510,000 in Sarasota County. This amount shows an increase of 3 percent from the $495,000 recorded at this same time last year. The average sale price is $699,344, which is up 1.8 percent from the $686,846 in June 2022. We are seeing an increase from last month’s $651,850.
There were 822 closed sales in May 2023, which shows a decrease of 9.7 percent from the 910 closed sales in May 2022. We moved into June with 1,824 active listings in Sarasota County. This number shows a rise of 75.7 percent from this time last year.

Manatee County started in June 2023 with a median sale price for single-family homes of $515,000. This amount shows a decrease of 6.4 percent from the $550,000 recorded at this same time last year. The average sale price is $686,015, which is down 4.1 percent from the $715,504 recorded last year. This month’s average price is down from last month’s $735,779.
There were 803 closed sales in May 2023, which shows an increase of 17.2 percent from the 685 closed sales in May 2022. We moved into June with 1,524 active listings in Manatee County. This number shows an increase of 84.5 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $581,564. This number shows an increase of 0.6 percent from the $578,037 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $606,255. Compared to the $441,674 recorded in June 2022, we’re seeing an increase of 37.3 percent.

New listings in Sarasota County decreased by 26.8 percent with 813 new properties placed on the market in May 2023. There were 774 new listings to hit the market in Manatee County, which shows a drop of 16.1 percent from last year.
