June 2024 began with a median sale price for single-family homes of $530,000 in Sarasota County. This amount shows an increase of 3.9 percent from the $510,000 recorded at this same time last year. The average sale price is $743,303, which is up 6.3 percent from the $699,344 in June 2023. We are seeing a decrease from last month’s $781,082.

There were 850 closed sales in May 2024, which shows an increase of 3.4 percent from the 822 closed sales in May 2023. We moved into June with 3,239 active listings in Sarasota County. This number shows a rise of 77.6 percent from this time last year.

Manatee County started June 2024 with a median sale price for single-family homes of $525,000. This amount shows an increase of 1.9 percent from the $515,000 recorded at this same time last year. The average sale price is $709,406, which is up 3.4 percent from the $686,015 recorded last year. This month’s average price is down from last month’s $718,603.

There were 801 closed sales in May 2024, which shows a decrease of 0.2 percent from the 803 closed sales in May 2023. We moved into June with 2,570 active listings in Manatee County. This number shows an increase of 68.6 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $545,992. This number shows a decrease of 6.1 percent from the $581,564 recorded this time last year.

The average sale price for condos and townhouses in Manatee County is $412,348. Compared to the $606,255 recorded in June 2023, weโre seeing a decrease of 32 percent.

New listings in Sarasota County increased by 13.2 percent with 920 new properties placed on the market in May 2024. There were 966 new listings to hit the market in Manatee County, which shows a rise of 24.8 percent from last year.

The number of cash sales in Sarasota County last month was 353, which is 5.6 percent lower than last year’s 374. The number of cash sales in Manatee County was 253, which is 1.6 percent higher than this month last year.
