May 2024 began with a median sale price for single-family homes of $540,000 in Sarasota County. This amount shows an increase of 3.8 percent from the $520,000 recorded at this same time last year. The average sale price is $781,092, which is up 19.8 percent from the $651,850 in May 2023. We are seeing a decrease from last month’s $798,731.
There were 811 closed sales in April 2024, which shows an increase of 8.6 percent from the 747 closed sales in April 2023. We moved into May with 3,305 active listings in Sarasota County. This number shows a rise of 81.2 percent from this time last year.

Manatee County started May 2024 with a median sale price for single-family homes of $530,000. This amount shows a decrease of 7 percent from the $570,000 recorded at this same time last year. The average sale price is $718,603, which is down 2.3 percent from the $735,779 recorded last year. This month’s average price is up from last month’s $653,281.
There were 685 closed sales in April 2024, which shows an increase of 3.5 percent from the 662 closed sales in April 2023. We moved into May with 2,450 active listings in Manatee County. This number shows an increase of 60 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $699,838. This number shows an increase of 24.6 percent from the $561,621 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $435,292. Compared to the $452,160 recorded in May 2023, weโre seeing a decrease of 3.7 percent.
