Here’s a look at the Sarasota & Manatee Counties’ Real Estate Market for November 2019. According to statistics from the REALTOR® Association of Sarasota and Manatee, the average home sale price rose this month in both counties. Read more about this month’s real estate market trends.

November began with a median sale price for single-family homes of $285,000 in Sarasota County. This amount shows an increase of 5.6 percent from the $270,000 recorded this same time last year. The average sale price is $385,131, which is up 12.5 percent from the $342,247 in November 2018.

There were 727 closed sales in October 2019, which shows an incredible increase of 21.6 percent from the 598 closed sales in October 2018. We moved into November with 2,689 active listings in Sarasota County. This number shows a drop of 6.2 percent from this time last year.

Manatee County started November with a median sale price for single-family homes of $325,000. This amount shows an increase of 9.1 percent from the $298,000 recorded this same time last year. The average sale price is $396,342, which is up 7.4 percent from the $369,104 recorded last year.

There were 522 closed sales in October 2019, which shows an increase of 5 percent from the 497 closed sales in October 2018. We moved into November with 1,935 active listings in Manatee County. This number shows a drop of 7.5 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $297,501. This number shows a decrease of 0.9 percent from the $300,172 recorded this time last year.

The average sale price for condos and townhouses in Manatee County is $262,724. Compared to the $218,637 recorded in November 2018, we’re seeing an increase of 20.2 percent.

New listings in Sarasota County increased by 0.2 percent with 992 new properties placed on the market in October 2019. There were 733 new listings to hit the market in Manatee County, which shows an increase of 1.8 percent from this same time last year.

The number of cash sales in Sarasota County last month was 252, which is a 6.3 percent increase of 6.3 percent from last year. The number of cash sales in Manatee County was 140, which is 2.2 percent higher than this month last year.

When it comes to the median percent of original list price received, sellers in Sarasota County are recording 95.8 percent, which is a slight increase of 0.1 percent from last year at this time. Manatee County is recording 96.4 percent received, which is an increase of 0.7 percent from November 2018.

Sarasota County‘s median time to sale is currently 95 days, with the median time to contract at 49 days. Manatee County is reporting a median time to sale of 92 days and a median time to contract of 43 days.
