November began with a median sale price for single-family homes of $285,000 in Sarasota County. This amount shows an increase of 5.6 percent from the $270,000 recorded this same time last year. The average sale price is $385,131, which is up 12.5 percent from the $342,247 in November 2018.

There were 727 closed sales in October 2019, which shows an incredible increase of 21.6 percent from the 598 closed sales in October 2018. We moved into November with 2,689 active listings in Sarasota County. This number shows a drop of 6.2 percent from this time last year.

Thereโ€™s a 3.8 months supply of available homes in Sarasota County. Last year at this time there was a 4.3 month supply. For the market to be considered balanced, there needs to be a supply of 5.5 months of inventory.

Manatee County started November with a median sale price for single-family homes of $325,000. This amount shows an increase of 9.1 percent from the $298,000 recorded this same time last year. The average sale price is $396,342, which is up 7.4 percent from the $369,104 recorded last year.

There were 522 closed sales in October 2019, which shows an increase of 5 percent from the 497 closed sales in October 2018. We moved into November with 1,935 active listings in Manatee County. This number shows a drop of 7.5 percent from this time last year.

Thereโ€™s a 3.4 months supply of available homes in Manatee County. This number is down 12.8 percent from last year’s 3.9 months supply.

In Sarasota County, the average sale price for condos and townhouses is $297,501. This number shows a decrease of 0.9 percent from the $300,172 recorded this time last year.

The average sale price for condos and townhouses in Manatee County is $262,724. Compared to the $218,637 recorded in November 2018, weโ€™re seeing an increase of 20.2 percent.
