November 2023 began with a median sale price for single-family homes of $520,000 in Sarasota County. This amount shows a decrease of 3.3 percent from the $537,500 recorded at this same time last year. The average sale price is $699,068, which is up 0.7 percent from the $694,106 in November 2022. We are seeing an increase from last month’s $691,022.

There were 538 closed sales in October 2023, which shows an increase of 3.5 percent from the 520 closed sales in October 2022. We moved into November with 2,424 active listings in Sarasota County. This number shows a rise of 52.7 percent from this time last year.

Thereโ€™s a 3.9-month supply of available homes in Sarasota County. Last year at this time there was a 2.2-month supply. For the market to be considered balanced, there needs to be a supply of 6 months of inventory.

Manatee County started in November 2023 with a median sale price for single-family homes of $479,000. This amount shows a decrease from the $549,444 recorded at this same time last year. The average sale price is $658,503, which is down 7.4 percent from the $711,358 recorded last year. This month’s average price is down from last month’s $661,608.

There were 609 closed sales in October 2023, which shows an increase of 6.5 percent from the 572 closed sales in October 2022. We moved into November with 1,994 active listings in Manatee County. This number shows an increase of 14.6 percent from this time last year.

Thereโ€™s a 3.3-month supply of available homes in Manatee County. This number is up 17.9 percent from last year’s 2.8-month supply.

In Sarasota County, the average sale price for condos and townhouses is $606,800. This number shows an increase of 3.9 percent from the $584,051 recorded this time last year.

The average sale price for condos and townhouses in Manatee County is $415,591. Compared to the $388,102 recorded in November 2022, weโ€™re seeing an increase of 7.1 percent.
