This amount shows a decrease of 5.8 percent from the $520,000 recorded at this same time last year. The average sale price is $650,366 down 7 percent from the $699,068 in November 2023. We are seeing an increase from the previous month’s $631,569.
There were 515 closed sales in October 2024, which shows a decrease of 4.3 percent from the 538 closed sales in October 2023. We moved into November with 2,952 active listings in Sarasota County. This number shows a rise of 21.8 percent from this time last year.

Manatee County started November 2024 with a median sale price for single-family homes of $479,990. This amount shows an increase of 0.2 percent from the $479,000 recorded at this same time last year. The average sale price is $610,742, which is down 7.3 percent from the $658,503 recorded last year. This month’s average price is down from last month’s $628.128.
There were 470 closed sales in October 2024, which shows a decrease of 22.8 percent from the 609 closed sales in October 2023. We moved into November with 2,385 active listings in Manatee County. This number shows an increase of 19.6 percent from this time last year.
