October 2023 began with a median sale price for single-family homes of $494,000 in Sarasota County. This amount shows a decrease of 0.7 percent from the $497,275 recorded at this same time last year. The average sale price is $691,022, which is up 1.8 percent from the $679,035 in October 2022. We are seeing a decrease from last month’s $730,826.
There were 638 closed sales in September 2023, which shows an increase of 39.3 percent from the 458 closed sales in September 2022. We moved into October with 2,159 active listings in Sarasota County. This number shows a rise of 35.7 percent from this time last year.

Manatee County started in October 2023 with a median sale price for single-family homes of $503,495. This amount shows a decrease from the $517,193 recorded at this same time last year. The average sale price is $661,608, which is up 6 percent from the $624,142 recorded last year. This month’s average price is down from last month’s $715,711.
There were 620 closed sales in September 2023, which shows an increase of 46.9 percent from the 422 closed sales in September 2022. We moved into October with 1,761 active listings in Manatee County. This number shows an increase of 5.6 percent from this time last year.
