October 2024 began with a median sale price for single-family homes of $490,000 in Sarasota County. This amount shows a decrease of 0.8 percent from the $494,000 recorded at this same time last year. The average sale price is $631,569 down 8.6 percent from the $691,022 in October 2023. We are seeing a decrease from the previous month’s $657,050.

There were 513 closed sales in September 2024, which shows a decrease of 19.6 percent from the 638 closed sales in September 2023. We moved into October with 2,841 active listings in Sarasota County. This number shows a rise of 31.6 percent from this time last year.

Manatee County started October 2024 with a median sale price for single-family homes of $470,000. This amount shows a decrease of 6.7 percent from the $503,495 recorded at this same time last year. The average sale price is $628,128, which is down 5.1 percent from the $661,608 recorded last year. This month’s average price is up from last month’s $609,789.

There were 532 closed sales in September 2024, which shows a decrease of 14.2 percent from the 620 closed sales in September 2023. We moved into October with 2,461 active listings in Manatee County. This number shows an increase of 39.8 percent from this time last year.
