September began with a median sale price for single-family homes of $280,000 in Sarasota County. This amount shows a decrease of 1.2 percent from the $283,488 recorded this same time last year. The average sale price is $363,534, which is down 5.2 percent from the $383,483 in September 2018.
There were 769 closed sales in August 2019, which shows an increase of 7.4 percent from the 716 closed sales in August 2018. We moved into September with 2,365 active listings in Sarasota County. This number shows a drop of 8.9 percent from this time last year.

Manatee County started September with a median sale price for single-family homes of $317,000. This amount shows an increase of 7.1 percent from the $296,000 recorded this same time last year. The average sale price is $408,738, which is up 4 percent from the $393,126 recorded last year.
There were 654 closed sales in August 2019, which shows an increase of 10.3 percent from the 593 closed sales in August 2018. We moved into September with 1,818 active listings in Manatee County. This number shows a drop of 11.3 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $362,419. This number shows an increase of 12.1 percent from the $323,255 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $251,339. Compared to the $222,249 recorded in August 2018, weโre seeing an increase of 13.1 percent.
