September 2023 began with a median sale price for single-family homes of $519,000 in Sarasota County. This amount shows an increase of 9.2 percent from the $475,250 recorded at this same time last year. The average sale price is $730,826, which is up 8.1 percent from the $675,808 in September 2022. We are seeing an increase from last month’s $693,180.
There were 645 closed sales in August 2023, which shows a decrease of 4.9 percent from the 678 closed sales in August 2022. We moved into September with 1,983 active listings in Sarasota County. This number shows a rise of 25.7 percent from this time last year.

Manatee County started in September 2023 with a median sale price for single-family homes of $525,000. This amount is right on target with the $525,000 recorded at this same time last year. The average sale price is $715,711, which is up 9.2 percent from the $655,261 recorded last year. This month’s average price is up from last month’s $641,991.
There were 616 closed sales in August 2023, which shows an increase of 6.9 percent from the 576 closed sales in August 2022. We moved into September with 1,669 active listings in Manatee County. This number shows an increase of 1.6 percent from this time last year.
