September 2024 began with a median sale price for single-family homes of $475,000 in Sarasota County. This amount shows a decrease of 8.5 percent from the $519,000 recorded at this same time last year. The average sale price is $657,050 down 10.1 percent from the $730,826 in September 2023. We are seeing a decrease from the previous month’s $678,657.

There were 633 closed sales in August 2024, which shows a decrease of 1.9 percent from the 645 closed sales in August 2023. We moved into September with 2,907 active listings in Sarasota County. This number shows a rise of 46.6 percent from this time last year.

Manatee County started September 2024 with a median sale price for single-family homes of $494,000. This amount shows a decrease of 5.9 percent from the $525,000 recorded at this same time last year. The average sale price is $609,789, which is down 14.8 percent from the $715,711 recorded last year. This month’s average price is down from last month’s $661,104.

There were 615 closed sales in August 2024, which shows a decrease of 0.2 percent from the 615 closed sales in August 2023. We moved into September with 2,496 active listings in Manatee County. This number shows an increase of 49.6 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $481,706. This number shows a decrease of 8.7 percent from the $527,829 recorded this time last year.

The average sale price for condos and townhouses in Manatee County is $385,931. Compared to the $393,727 recorded in September 2023, weโre seeing a decrease of 8.1 percent.
