As of April 2025, the median sale price for single-family homes in Sarasota County was $469,450. This reflects an 8.8 percent decrease from $515,000 during the same period last year. The average sale price dropped to $727,555, an 8.9 percent decrease from $798,731 in April 2024. This average sale price has risen from the previous month’s figure of $714,923.

There were 817 closed sales in March 2025, an increase of 13 percent from the 723 closed sales in March 2024. We entered April with 4,412 active listings in Sarasota County, a rise of 30.8 percent from this time last year.

Manatee County began April 2025 with a median sale price of $506,317 for single-family homes. This represents an increase of 1.5 percent compared to the $498,805 recorded at the same time last year. The average sale price is currently $664,874, up 1.8 percent from last year’s average of $653,281. This month’s average price has increased from last month’s figure of $656,758.

There were 668 closed sales in March 2025, a decrease of 8.5 percent from the 730 closed sales in March 2024. We entered April with 3,256 active listings in Manatee County, an increase of 26.2 percent from last year.

Sarasota County’s average sale price for condos and townhouses is $556,446, a 12.4 percent decrease from last year’s $634,890.

The average sale price for condos and townhouses in Manatee County is $365,631. This reflects a decrease of 14.9 percent from the $429,893 recorded in April 2024.
