The average sale price dropped to $754,675, a 4.7 percent decrease from $792,062 in February 2024. This average sale price has risen from the previous month’s figure of $736,508.

There were 520 closed sales in January 2025, an increase of 6.8 percent from the 487 closed sales in January 2024. We entered February with 3,992 active listings in Sarasota County, a rise of 27.3 percent from this time last year.

Manatee County began February 2025 with a median sale price of $480,000 for single-family homes. This represents a decrease of 8.6 percent compared to the $525,000 recorded at the same time last year. The average sale price is currently $662,504, down 10 percent from last year’s average of $735,836. This month’s average price has decreased from last month’s figure of $675,263.

There were 498 closed sales in January 2025, an increase of 22.1 percent from the 408 closed sales in January 2024. We entered January with 2,907 active listings in Manatee County, an increase of 20.1 percent from last year.

Sarasota County’s average sale price for condos and townhouses is $732,448, a 1.3 percent increase from last year’s $722,730.

The average sale price for condos and townhouses in Manatee County is $408,238. This reflects a decrease of 7.5 percent from the $441,573 recorded in February 2025.
