As of January 2025, the median sale price for single-family homes in Sarasota County was $528,700. This reflects a 1.9 percent increase from $519,000 during the same period last year. The average sale price also rose to $736,508, marking a 3.3 percent increase from $713,029 in January 2024. Furthermore, this average sale price has risen from the previous month’s figure of $708,439.
There were 604 closed sales in December 2024, a decrease of 16.6 percent from the 518 closed sales in December 2023. We entered January with 3,404 active listings in Sarasota County, a rise of 23.2 percent from this time last year.

Manatee County began January 2025 with a median sale price of $492,045 for single-family homes. This represents a decrease of 1.6 percent compared to the $499,900 recorded at the same time last year.
