As of January 2025, the median sale price for single-family homes in Sarasota County was $528,700. This reflects a 1.9 percent increase from $519,000 during the same period last year. The average sale price also rose to $736,508, marking a 3.3 percent increase from $713,029 in January 2024. Furthermore, this average sale price has risen from the previous month’s figure of $708,439.

There were 604 closed sales in December 2024, a decrease of 16.6 percent from the 518 closed sales in December 2023. We entered January with 3,404 active listings in Sarasota County, a rise of 23.2 percent from this time last year.

Manatee County began January 2025 with a median sale price of $492,045 for single-family homes. This represents a decrease of 1.6 percent compared to the $499,900 recorded at the same time last year. The average sale price is currently $675,263, down 2.8 percent from last year’s average of $694,847. Notably, this month’s average price has increased from last month’s figure of $599,764.

There were 648 closed sales in December 2024, an increase of 6.2 percent from the 610 closed sales in December 2023. We entered January with 2,518 active listings in Manatee County, an increase of 20.8 percent from this time last year.
