April began with a median sale price for single-family homes of $285,000 in Sarasota County. This amount shows a decrease of 0.7 percent from the $287,000 recorded this same time last year. The average sale price is $395,321, which shows a 4.2 percent decrease from the $412,593 last year.
There were 778 closed sales in March 2019, which shows an increase of 1.4 percent from the 767 closed sales in March 2018. We moved into April with 3,515 active listings in Sarasota County. This number shows an increase of 13.2 percent from this time last year.

Manatee County started April with a median sale price for single-family homes of $312,000. This amount shows an increase of 9.5 percent from the $285,000 recorded this same time last year. The average sale price is $392,616, which is up 6.9 percent from the $367,258 recorded last year.
There were 629 closed sales in March 2019, which shows an increase of 8.4 percent from the 580 closed sales in March 2018. We moved into April with 2,292 active listings in Manatee County. This number shows a drop of 2 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $324,695. This number shows a drop of 19.9 percent from the $405,367 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $240,995. Compared to the $245,563 recorded in March 2018, we’re seeing a decrease of 1.9 percent.
