April began with a median sale price for single-family homes of $315,000 in Sarasota County. This amount shows an increase of 10.5 percent from the $285,000 recorded this same time last year. The average sale price is $414,374, which is up 4.8 percent from the $395,321 in April 2019. We are seeing a slight decrease from last month’s $420,802.

There were 834 closed sales in March 2020, which shows an increase of 7.2 percent from the 778 closed sales in March 2019. We moved into April with 2,741 active listings in Sarasota County. This number shows a drop of 22 percent from this time last year.

Thereโ€™s a 3.7 months supply of available homes in Sarasota County. Last year at this time there was a 5.3 month supply. For the market to be considered balanced, there needs to be a supply of 6 months of inventory.

Manatee County started April with a median sale price for single-family homes of $319,500. This amount shows an increase of 2.4 percent from the $312,000 recorded this same time last year. The average sale price is $390,674, which is down 0.5 percent from the $392,616 recorded last year.

There were 658 closed sales in March 2020, which shows an increase of 4.6 percent from the 629 closed sales in March 2019. We moved into April with 1,969 active listings in Manatee County. This number shows a drop of 14.1 percent from this time last year.

Thereโ€™s a 3.4 months supply of available homes in Manatee County. This number is down 19 percent from last year’s 4.2 months supply.

In Sarasota County, the average sale price for condos and townhouses is $376,162. This number shows an increase of 15.9 percent from the $324,695 recorded this time last year.

The average sale price for condos and townhouses in Manatee County is $251,136. Compared to the $240,995 recorded in April 2019, weโ€™re seeing an increase of 4.2 percent.

Sarasota County reports 473 new listings, which is a decrease of 1 percent from last yearโ€™s 478 new listings. Manatee County recorded 291 new listings, which is a 5.2 percent drop in year-over-year numbers.
