April began with a median sale price for single-family homes of $379,695 in Sarasota County. This amount shows an increase of 20.5 percent from the $315,000 recorded this same time last year. The average sale price is $606,126, which is up 46.3 percent from the $414,374 in April 2020. We are seeing an increase from last month’s $538,892.

There were 1,169 closed sales in March 2021, which shows an increase of 40.2 percent from the 834 closed sales in March 2020. We moved into April with 680 active listings in Sarasota County. This number shows a drop of 75.2 percent from this time last year.

Thereโ€™s a 0.8 month supply of available homes in Sarasota County. Last year at this time there was a 3.7 month supply. For the market to be considered balanced, there needs to be a supply of 6 months of inventory.

Manatee County started in April with a median sale price for single-family homes of $395,000. This amount shows an increase of 23.6 percent from the $390,674 recorded this same time last year. The average sale price is $536,981, which is up 37.4 percent from the $390,674 recorded last year. This month’s average price is down from last month’s $553,312.

There were 907 closed sales in March 2021, which shows an increase of 37.8 percent from the 658 closed sales in March 2020. We moved into April with 467 active listings in Manatee County. This number shows a drop of 76.3 percent from this time last year.

Thereโ€™s a 0.7 month supply of available homes in Manatee County. This number is down 79.4 percent from last year’s 3.4 month supply.

In Sarasota County, the average sale price for condos and townhouses is $580,688. This number shows an increase of 54.4 percent from the $376,162 recorded this time last year.

The average sale price for condos and townhouses in Manatee County is $299,824. Compared to the $251,136 recorded in April 2020, weโ€™re seeing an increase of 19.4 percent.
