📈 Sarasota & Manatee Counties Real Estate Market Report – August 2021

Here’s a look at the Sarasota & Manatee Counties’ Real Estate Market for August 2021. According to statistics from the REALTOR® Association of Sarasota and Manatee, both counties are showing a slight decrease in the average sale price when compared to last month’s numbers. August began with a median sale price for single-family homes of $400,000 in Sarasota County. This amount shows an increase of 22.2 percent from the $327,250 recorded this same time last year. The average sale price is $598,947, which is up 34.8 percent from the $444,431 in August 2020. We are seeing a slight decrease from last month’s $600,288.

There were 882 closed sales in July 2021, which shows a decrease of 9.8 percent from the 978 closed sales in July 2020. We moved into August with 730 active listings in Sarasota County. This number shows a drop of 56.7 percent from this time last year.

Manatee County started in August with a median sale price for single-family homes of $430,000. This amount shows an increase of 19.8 percent from the $358,963 recorded this same time last year. The average sale price is $566,595, which is up 19 percent from the $476,011 recorded last year. This month’s average price is down from last month’s $576,522.

There were 729 closed sales in July 2021, which shows a decrease of 5.8 percent from the 774 closed sales in July 2020. We moved into August with 563 active listings in Manatee County. This number shows a drop of 57 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $467,617. This number shows an increase of 34.5 percent from the $347,776 recorded this time last year.

The average sale price for condos and townhouses in Manatee County is $309,887. Compared to the $270,527 recorded in August 2020, we’re seeing an increase of 14.5 percent.

In Sarasota County, the average sale price for manufactured homes is $155,333. This number shows an increase of 30.8 percent from the $118,770 recorded this time last year.

The average sale price for manufactured homes in Manatee County is $121,506. Compared to the $97,565 recorded in August 2020, we’re seeing an increase of 24.5 percent.

New listings in Sarasota County increased by 6.1 percent with 941 new properties placed on the market in July 2021. There were 755 new listings to hit the market in Manatee County, which shows a decrease of 0.7 percent from this same time last year.

The number of cash sales in Sarasota County last month was 403, which is up 38 percent from last year’s 292. The number of cash sales in Manatee County was 272, which is 46.2 percent higher than this month last year.

When it comes to the median percent of original list price received, sellers in Sarasota County are recording 100 percent, which is an increase of 3.8 percent from last year at this time. Manatee County is recording 100 percent received, which is an increase of 3.3 percent from August 2020.

Sarasota County‘s median time to sale is currently 48 days, with the median time to contract at 5 days. Manatee County is reporting a median time to sale of 48 days and a median time to contract of 6 days.
