August began with a median sale price for single-family homes of $400,000 in Sarasota County. This amount shows an increase of 22.2 percent from the $327,250 recorded this same time last year. The average sale price is $598,947, which is up 34.8 percent from the $444,431 in August 2020. We are seeing a slight decrease from last month’s $600,288.

There were 882 closed sales in July 2021, which shows a decrease of 9.8 percent from the 978 closed sales in July 2020. We moved into August with 730 active listings in Sarasota County. This number shows a drop of 56.7 percent from this time last year.

Thereโ€™s a 0.8 month supply of available homes in Sarasota County. Last year at this time there was a 2.4 month supply. For the market to be considered balanced, there needs to be a supply of 6 months of inventory.

Manatee County started in August with a median sale price for single-family homes of $430,000. This amount shows an increase of 19.8 percent from the $358,963 recorded this same time last year. The average sale price is $566,595, which is up 19 percent from the $476,011 recorded last year. This month’s average price is down from last month’s $576,522.

There were 729 closed sales in July 2021, which shows a decrease of 5.8 percent from the 774 closed sales in July 2020. We moved into August with 563 active listings in Manatee County. This number shows a drop of 57 percent from this time last year.

Thereโ€™s a 0.8 month supply of available homes in Manatee County. This number is down 65.2 percent from last year’s 2.3 month supply.

In Sarasota County, the average sale price for condos and townhouses is $467,617. This number shows an increase of 34.5 percent from the $347,776 recorded this time last year.
