August 2022 began with a median sale price for single-family homes of $525,000 in Sarasota County. This amount shows an increase of 31.3 percent from the $400,000 recorded at this same time last year. The average sale price is $717,398, which is up 19.8 percent from the $598,947 in August 2021. We are seeing an increase from last month’s $686,846.
There were 678 closed sales in July 2022, which shows a decrease of 23.1 percent from the 882 closed sales in July 2021. We moved into August with 1,550 active listings in Sarasota County. This number shows a rise of 112.3 percent from this time last year.

Manatee County started in August 2022 with a median sale price for single-family homes of $521,000. This amount shows an increase of 21.2 percent from the $430,000 recorded at this same time last year. The average sale price is $689,490, which is up 21.7 percent from the $566,595 recorded last year. This month’s average price is down from last month’s $715,504.
There were 567 closed sales in July 2022, which shows a decrease of 22.2 percent from the 729 closed sales in July 2021. We moved into August with 1,653 active listings in Manatee County. This number shows an increase of 193.6 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $537,132. This number shows an increase of 14.9 percent from the $467,617 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $409,848. Compared to the $309,887 recorded in August 2021, we’re seeing an increase of 32.3 percent.
