The average sale price is $541,339, which is up 32.1 percent from the $409,733 in December 2019. We are seeing an increase from last month’s $494,250.
There were 850 closed sales in November 2020, which shows an increase of 36.7 percent from the 622 closed sales in November 2019. We moved into December with 1,361 active listings in Sarasota County. This number shows a drop of 46.8 percent from this time last year.

Manatee County started in December with a median sale price for single-family homes of $350,500. This amount shows an increase of 7.2 percent from the $327,000 recorded this same time last year. The average sale price is $463,015, which is up 15.6 percent from the $400,381 recorded last year.
There were 717 closed sales in November 2020, which shows an increase of 40.3 percent from the 511 closed sales in November 2019. We moved into December with 1,011 active listings in Manatee County. This number shows a drop of 46.2 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $407,343. This number shows an increase of 16.5 percent from the $350,677 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $265,013. Compared to the $251,593 recorded in December 2019, we’re seeing an increase of 5.3 percent.
