December 2022 began with a median sale price for single-family homes of $499,000 in Sarasota County. This amount shows an increase of 19 percent from the $419,225 recorded at this same time last year. The average sale price is $672,234, which is up 22.5 percent from the $548,592 in December 2021. We are seeing a decrease from last month’s $694,106.
There were 413 closed sales in November 2022, which shows a decrease of 50.4 percent from the 833 closed sales in November 2021. We moved into December with 1,683 active listings in Sarasota County. This number shows a rise of 153.1 percent from this time last year.
📊 A Look at Manatee County Housing Stats
Manatee County started in December 2022 with a median sale price for single-family homes of $506,655. This amount shows an increase of 12.5 percent from the $450,411 recorded at this same time last year. The average sale price is $636,674, which is up 7.3 percent from the $593,109 recorded last year. This month’s average price is down from last month’s $711,358.
There were 450 closed sales in November 2022, which shows a decrease of 35.6 percent from the 699 closed sales in November 2021. We moved into December with 1,769 active listings in Manatee County. This number shows an increase of 246.2 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $521,235. This number shows an increase of 5.3 percent from the $495,039 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $391,320. Compared to the $342,508 recorded in December 2021, we’re seeing an increase of 14.3 percent.

New listings in Sarasota County decreased by 15.3 percent with 650 new properties placed on the market in November 2022. There were 597 new listings to hit the market in Manatee County, which shows a drop of 7.4 percent from last year.
