February began with a median sale price for single-family homes of $340,004 in Sarasota County. This amount shows an increase of 14.9 percent from the $296,000 recorded this same time last year. The average sale price is $491,760, which is up 19.9 percent from the $410,249 in February 2020. We are seeing a decrease from last month’s $525,292.
There were 666 closed sales in January 2021, which shows an increase of 17.9 percent from the 565 closed sales in January 2020. We moved into February with 991 active listings in Sarasota County. This number shows a drop of 63.4 percent from this time last year.
📊 A Look at Manatee County Housing Stats
Manatee County started in February with a median sale price for single-family homes of $370,000. This amount shows an increase of 12.3 percent from the $329,500 recorded this same time last year. The average sale price is $510,940, which is up 21.4 percent from the $420,775 recorded last year. This month’s average price is up from last month’s $496,984.
There were 705 closed sales in January 2021, which shows an increase of 25.6 percent from the 410 closed sales in January 2020. We moved into February with 705 active listings in Manatee County. This number shows a drop of 64.3 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $537,760. This number shows an increase of 13.1 percent from the $475,464 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $284,037. Compared to the $236,867 recorded in February 2020, we’re seeing an increase of 19.9 percent.

New listings in Sarasota County decreased by 18.2 percent with 893 new properties placed on the market in January 2021. There were 612 new listings to hit the market in Manatee County, which shows a decrease of 20.9 percent from this same time last year.
