The average sale price is $680,882, which is up 38.5 percent from the $491,760 in February 2021. We are seeing an increase from last month’s $611,828.
There were 653 closed sales in January 2022, which shows a decrease of 2 percent from the 666 closed sales in January 2021. We moved into February with 528 active listings in Sarasota County. This number shows a drop of 46.7 percent from this time last year.

This month’s average price is up from last month’s $614,066.
There were 539 closed sales in January 2022, which shows an increase of 4.7 percent from the 515 closed sales in January 2021. We moved into February with 429 active listings in Manatee County. This number shows a drop of 39.1 percent from this time last year.
