February 2022 began with a median sale price for single-family homes of $464,500 in Sarasota County. This amount shows an increase of 36.6 percent from the $340,004 recorded this same time last year. The average sale price is $680,882, which is up 38.5 percent from the $491,760 in February 2021. We are seeing an increase from last month’s $611,828.

There were 653 closed sales in January 2022, which shows a decrease of 2 percent from the 666 closed sales in January 2021. We moved into February with 528 active listings in Sarasota County. This number shows a drop of 46.7 percent from this time last year.

Thereโ€™s a 0.6 month supply of available homes in Sarasota County. Last year at this time there was a 1.2 month supply. For the market to be considered balanced, there needs to be a supply of 6 months of inventory.

Manatee County started in February 2022 with a median sale price for single-family homes of $480,000. This amount shows an increase of 29.7 percent from the $370,000 recorded this same time last year. The average sale price is $614,630, which is up 20.3 percent from the $510,940 recorded last year. This month’s average price is up from last month’s $614,066.

There were 539 closed sales in January 2022, which shows an increase of 4.7 percent from the 515 closed sales in January 2021. We moved into February with 429 active listings in Manatee County. This number shows a drop of 39.1 percent from this time last year.

Thereโ€™s a 0.6 month supply of available homes in Manatee County. This number is down 45.5 percent from last year’s 1.1 month supply.

In Sarasota County, the average sale price for condos and townhouses is $601,593. This number shows an increase of 11.9 percent from the $537,760 recorded this time last year.

The average sale price for condos and townhouses in Manatee County is $379,451. Compared to the $284,037 recorded in February 2021, weโ€™re seeing an increase of 33.6 percent.

Sarasota County reports 424 new listings, which is a decrease of 31.1 percent from last yearโ€™s 615 new listings. Manatee County recorded 308 new listings, which is a 4.1 percent increase from last year’s 296 new listings.
