January began with a median sale price for single-family homes of $350,000 in Sarasota County. This amount shows an increase of 17.8 percent from the $297,000 recorded this same time last year. The average sale price is $525,292, which is up 31 percent from the $401,113 in January 2020. We are seeing a decrease from last month’s $541,339.
There were 1,038 closed sales in December 2020, which shows an increase of 39.1 percent from the 746 closed sales in December 2019. We moved into January with 1,253 active listings in Sarasota County. This number shows a drop of 50.4 percent from this time last year.

Manatee County started in January with a median sale price for single-family homes of $357,900. This amount shows an increase of 6.8 percent from the $335,000 recorded this same time last year. The average sale price is $496,984, which is up 14.5 percent from the $434,086 recorded last year. This month’s average price is up from last month’s $463,015.
There were 831 closed sales in December 2020, which shows an increase of 41.6 percent from the 587 closed sales in December 2019. We moved into January with 929 active listings in Manatee County. This number shows a drop of 50.1 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $404,944. This number shows a decrease of 0.7 percent from the $407,699 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $365,012. Compared to the $239,540 recorded in January 2020, weโre seeing an increase of 52.4 percent.
