January began with a median sale price for single-family homes of $435,788 in Sarasota County. This amount shows an increase of 24.5 percent from the $350,000 recorded this same time last year. The average sale price is $611,828, which is up 16.5 percent from the $525,292 in January 2021. We are seeing an increase from last month’s $548,592.

There were 837 closed sales in December 2021, which shows a decrease of 19.4 percent from the 1,038 closed sales in December 2020. We moved into January with 568 active listings in Sarasota County. This number shows a drop of 54.7 percent from this time last year.

Thereโ€™s a 0.6 month supply of available homes in Sarasota County. Last year at this time there was a 1.6 month supply. For the market to be considered balanced, there needs to be a supply of 6 months of inventory.

Manatee County started in January with a median sale price for single-family homes of $460,000. This amount shows an increase of 28.5 percent from the $357,900 recorded this same time last year. The average sale price is $614,066, which is up 23.6 percent from the $463,015 recorded last year. This month’s average price is up from last month’s $593,109.

There were 764 closed sales in December 2021, which shows a decrease of 8.1 percent from the 831 closed sales in December 2020. We moved into January with 456 active listings in Manatee County. This number shows a drop of 50.9 percent from this time last year.

Thereโ€™s a 0.6 month supply of available homes in Manatee County. This number is down 60 percent from last year’s 1.5 month supply.

In Sarasota County, the average sale price for condos and townhouses is $539,738. This number shows an increase of 33.3 percent from the $404,944 recorded this time last year.

The average sale price for condos and townhouses in Manatee County is $377,763. Compared to the $365,012 recorded in January 2021, weโ€™re seeing an increase of 3.5 percent.

Sarasota County reports 315 new listings, which is a decrease of 18.6 percent from last yearโ€™s 387 new listings. Manatee County recorded 225 new listings, which is a 15.7 percent decrease from last year’s 267 new listings.
