January 2023 began with a median sale price for single-family homes of $505,500 in Sarasota County. This amount shows an increase of 16 percent from the $435,788 recorded at this same time last year. The average sale price is $672,688, which is up 9.9 percent from the $611,828 in January 2022. We are seeing a slight increase from last month’s $672,234.
There were 486 closed sales in December 2022, which shows a decrease of 41.9 percent from the 837 closed sales in December 2021. We moved into January with 1,682 active listings in Sarasota County. This number shows a rise of 196.1 percent from this time last year.

Manatee County started in January 2023 with a median sale price for single-family homes of $507,000. This amount shows an increase of 10.2 percent from the $460,000 recorded at this same time last year. The average sale price is $610,237, which is down 0.6 percent from the $614,066 recorded last year. This month’s average price is down from last month’s $636,674.
There were 537 closed sales in December 2022, which shows a decrease of 29.7 percent from the 764 closed sales in December 2021. We moved into January with 1,755 active listings in Manatee County. This number shows an increase of 284.9 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $570,185. This number shows an increase of 5.6 percent from the $539,738 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $364,057. Compared to the $377,763 recorded in January 2023, we’re seeing a decrease of 3.6 percent.
