January 2023 began with a median sale price for single-family homes of $505,500 in Sarasota County. This amount shows an increase of 16 percent from the $435,788 recorded at this same time last year. The average sale price is $672,688, which is up 9.9 percent from the $611,828 in January 2022. We are seeing a slight increase from last month’s $672,234.

Manatee County started in January 2023 with a median sale price for single-family homes of $507,000. This amount shows an increase of 10.2 percent from the $460,000 recorded at this same time last year. The average sale price is $610,237, which is down 0.6 percent from the $614,066 recorded last year. This month’s average price is down from last month’s $636,674.
