July began with a median sale price for single-family homes of $400,150 in Sarasota County. This amount shows an increase of 31.2 percent from the $305,000 recorded this same time last year. The average sale price is $600,288, which is up 36.5 percent from the $439,655 in July 2020. We are seeing an increase from last month’s $593,764.

Thereโ€™s a 0.7 month supply of available homes in Sarasota County. Last year at this time there was a 2.7 month supply. For the market to be considered balanced, there needs to be a supply of 6 months of inventory.

Manatee County started in July with a median sale price for single-family homes of $405,305. This amount shows an increase of 24.7 percent from the $325,000 recorded this same time last year. The average sale price is $576,522, which is up 37.5 percent from the $419,373 recorded last year. This month’s average price is up from last month’s $567,549.

There were 830 closed sales in June 2021, which shows an increase of 24.3 percent from the 668 closed sales in June 2020. We moved into July with 464 active listings in Manatee County. This number shows a drop of 67.2 percent from this time last year.

Thereโ€™s a 0.6 month supply of available homes in Manatee County. This number is down 76.9 percent from last year’s 2.6 month supply.

In Sarasota County, the average sale price for condos and townhouses is $504,718. This number shows an increase of 45.5 percent from the $346,991 recorded this time last year.

The average sale price for condos and townhouses in Manatee County is $331,691. Compared to the $238,556 recorded in July 2020, weโ€™re seeing an increase of 39 percent.
