July 2022 began with a median sale price for single-family homes of $500,000 in Sarasota County. This amount shows an increase of 25 percent from the $400,150 recorded at this same time last year. The average sale price is $711913, which is up 18.6 percent from the $600,288 in July 2021.

There were 802 closed sales in June 2022, which shows a decrease of 26.9 percent from the 1,097 closed sales in June 2021. We moved into July with 1,377 active listings in Sarasota County. This number shows a rise of 123.2 percent from this time last year.

Thereโ€™s a 1.7-month supply of available homes in Sarasota County. Last year at this time there was a 0.7-month supply. For the market to be considered balanced, there needs to be a supply of 6 months of inventory.

Manatee County started in July 2022 with a median sale price for single-family homes of $550,000. This amount shows an increase of 35.7 percent from the $405,305 recorded at this same time last year. The average sale price is $690,524, which is up 19.8 percent from the $576,522 recorded last year.

There were 645 closed sales in June 2022, which shows a decrease of 22.3 percent from the 830 closed sales in June 2021. We moved into July with 1,205 active listings in Manatee County. This number shows an increase of 159.7 percent from this time last year.

Thereโ€™s a 1.8-month supply of available homes in Manatee County. This number is up 200 percent from last year’s 0.6-month supply.
