The average sale price is $392,471, which is down 4.6 percent from the $411,499 in June 2019. We are seeing a decrease from last month’s $435,531.
There were 562 closed sales in May 2020, which shows a decrease of 41.4 percent from the 959 closed sales in May 2019. We moved into June with 2,253 active listings in Sarasota County. This number shows a drop of 25.1 percent from this time last year.

Manatee County started June with a median sale price for single-family homes of $325,000. This amount shows an increase of 1.6 percent from the $319,995 recorded this same time last year. The average sale price is $409,038, which is up 5.2 percent from the $388,672 recorded last year.
There were 445 closed sales in May 2020, which shows a decrease of 38.7 percent from the 726 closed sales in May 2019. We moved into June with 1,635 active listings in Manatee County. This number shows a drop of 20.8 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $311,718. This number shows a decrease of 13.8 percent from the $361,732 recorded this time last year.
